What works, what to weigh

+

Strengths

3 reasons to book
  • Hosts who go out of their way — Guests consistently mention the owners' helpfulness — arranging tours, transport, even medical care, and speaking good English.
  • A quiet garden retreat — The garden is a highlight for many, a peaceful spot for breakfast, lunch, or simply relaxing — rare in a budget hotel.
  • Great value for the price — With rates from £12, guests feel they get more than they pay for — clean rooms, good food, and attentive service.

Worth weighing

4 to weigh
  • Limited facilities — The guest house is basic — no pool, gym, or extensive on-site services. Some rooms are fan-only, and there's no air conditioning in the budget options.
  • Check-in window is short — Check-in is strictly between 14:00 and 22:00, which could be tricky if your arrival is late or delayed.
  • Not in the very centre — While it's a short walk to the old town, the guest house sits a bit outside the busiest area — around 15 minutes to Chedi Luang.
  • No pets allowed — If you're travelling with a dog or cat, you'll need to look elsewhere.

“I'm 30 and stayed here with my family for two nights. It was a lovely, relaxing stay — very quiet, a five-minute walk from the city centre, with a beautiful garden for breakfast and lunch. Rooms were clean and spacious, and the Wi-Fi worked perfectly. Great value for money. But the highlight was Nee, the young woman who runs the place — the nicest person we met in Thailand. She takes care of every guest, is very friendly, and speaks perfect English, so she can easily recommend what to see and where to go around Chiang Mai. I strongly recommend it.”

“The owners are lovely and will help with anything you need. Close to the city and a supermarket, with a peaceful garden and good food.”

“The staff were amazing — trustworthy. We left our luggage there for two days while we went on a trek. We also had a problem with a bad agency for transport from Chiang Mai to Luang Prabang; the staff called them and sorted it all out, going out of their way. Without them, we'd probably never have been picked up. The guest house is in a quiet local area with no tourists. Breakfast was really good too. It feels like an honest family business.”
